    Expat Life: Finding Your Perfect US Rental Home from the UK

    Are you planning a new life chapter in the U.S.? Relish in the excitement of this milestone while getting all of your ducks in a row. You can reduce a considerable amount of stress by securing a rental home while still living overseas!

    The key is to square away all of your financial requirements first. Having a stable financial footing while securing a rental (and after you land) will help you safely transition into your new life. You will also need proper documentation, research tools, and rental applications to find an ideal rental for this new chapter.

    Add the following steps to your checklist!

    Prepare in Advance

    Look at your financial picture to define a reasonable budget range for your rental needs. Take the following factors into account:

    • The cost of living in your target location
    • Rental home size
    • Property amenities
    • Renter's insurance (if required)
    • Total moving costs 

    Consider the cost of living in various regions. For example, the COL in coastal cities like California and New York is noticeably higher than in certain locations in Georgia. However, Georgia's metropolitan cities will have a higher cost of living than rural areas. Cities are home to more industries, commerce, and jobs. 

    Make sure you have all of your essential documents for moving, including:

    • Government-issued identification (including passports)
    • Visa documents (or work permits)
    • Financial documents (bank statements, paystubs, etc.)
    • Employer reference letters
    • Landlord references

    There are various types of Visa documents, from employer-based to family-sponsored programs. You can also get an employment-based green card for permanent residency in the U.S., which looks great on a rental application.

    Ensure your finances reflect your ability to pay your rent comfortably, including the deposit. 

    Start Your Rental Search

    After getting your documents, finances, and budget in order, you can focus on your rental search. Narrow search listings to your specific location, like houses for rent in Georgia . Next, filter search options by zipcode, rental price range, amenities, and pet policies if you have a pet. If you're moving for work, try to find a rental in proximity to your new job. 

    Are you moving with young children? Tailor your search toward specific school districts and community amenities. 

    Consider zipcodes with greater access to parks, recreation, shopping, gyms, and local attractions like museums. Some areas are more walkable than others.

    You may want to talk to a property manager who has experience with placing international tenants. These professionals also offer local insight. Most property managers are more than happy to book virtual tours for international clients.

    Securing Your Rental

    Reputable rental listings will have all critical information available online, from photos to application details. You can also book a call with a property manager to discuss lease contracts while applying.

    Don't wait to apply to a rental that you love. This is why advanced preparation is so important. You'll have a much higher chance of securing an apartment when you meet all of the criteria. 

    You may have to pay a holding deposit, so prepare for that fee. This will take the rental off the market while your application is being processed.
