    It may sound like the most obvious thing in the world, but you would be surprised how many people don't sit down and formulate a plan before putting their house up for sale. When planning, try to think of ways to make the whole process more streamlined and to circumnavigate tasks that are non-essential.

    Things to discuss include; when the best time to sell would be, financial concerns, where you will be moving to and, of course which estate agent to use. Even if you end up deviating from your plan a little, having a roadmap to help guide you through the process can ensure you stay calm and relatively stress free.

    One consideration may be to use an online estate agent. Agents offer packages that cost considerably less than their high street counterparts and that is one of the reasons why many people ae now travelling this route.

    Another reason why opting for an online estate agent may be attractive is that they tend to have a more cohesive approach. Jobs like checking viewings and offers can all be done online and therefore at your convenience - saving you time and preventing you from becoming stressed.

    Hearing the views of some local estate agents can still be useful and a good online estate agent will employ people with knowledge and experience at a local level to help you get the best price for your property and advise on the best way to do this.

    Not allowing the sale of your property become an all-consuming process is paramount if you are to avoid becoming stressed. Throughout the process it is important that life continues as normally as possible and that includes relaxing and taking time out.
