    The process of selling your house may seem a bit daunting when you're trying to do it without a real estate agent. There is a lot of money to be saved, however, and you may still be able to get an even higher price without their professional help.

    If you'd like to embark on this journey on your own, it's a good idea to know about all of the little tips and tricks that make a house sell for more than you had anticipated. Sure, you might have to pay up a bit, to begin with, but when those offers start to roll in, you'll be happy you did it.

    Here is a handful of excellent ways to increase the value of your house slightly before selling it so that you can cash in as much as possible.

    Focus on the exterior

    No matter how glossy and shiny the inside of your house looks, it's not the first things those buyers are going to see. When they walk up your driveway and try to picture themselves living there, they're going to let the exterior appearance of your house shape their opinions - and you better make sure they're dazzled right from the start.

    Give it a good clean with a power washer if the paint allows for it, remember to clean those windows as well, and make sure that everything looks neat and tidy in the driveway. It's the sort of thing a real estate agent would focus on if you hired one but you're going to have to think about these things yourself this time.

    If you're able to, it's a good idea to give your garden a bit of landscaping too. A landscaped garden can truly boost that price as it will make it look both expensive and well-kept, in general.     Make the inside look expensive

    Upgrade to double glazing if you don't already have this and treat it to some better-looking doors as well. You could consider painting the front door in a different colour to make it pop a bit too, though, as this is a rather well-known real estate tip. Go for yellow, blue or green and those potential buyers will immediately be a bit more drawn towards it.

    The rooms inside you should try to focus on are, of course, the kitchen and the bathroom. These are often the most important rooms as it's both difficult and expensive for the final buyer to change how they look; bigger windows that allow for a lot of light can do a lot for a small room, though, in case this is one of your problems.

    Other than that, it's important to keep everything neat and tidy. Clean away all of your personal belongings, hire a professional cleaner to make it sparkle, and wait for those offers to roll in.
