    Buying a house is never easy - no matter what your age or how many homes you've previously owned. Which is why you need to prepare in advance before taking the leap and putting a deposit down. 

     

    Even if you see your dream home and start to imagine how you'll put your stamp on it, it's important that you sit down and think out each step that you're going to take first. 

     

    Whether you're a first-time buyer or you're a little rusty when it comes to house buying as it's been years since you last purchased one, this list will help you uncover the key things that you must do before you dive into the deep end:

    Decide on A Budget and Get Your Finances in Place

     

    Before you start to look at houses, it's vital that you set a budget. This way you can look at houses within your price range, without getting your hopes up when you realise that the house is more than you can realistically afford. 

     

    As well as setting your budget, it's a good time to get your other finances in place. If you need a mortgage to fund your new home, spend some time looking at different lenders and the repayment terms that they offer. Once you've settled on a mortgage, the lender will do a credit check and will offer you an agreement in principle. 

    Go on Plenty of Viewings

     

    You never know what house is just around the corner. In order to find the perfect home for you and your family, it's a good idea to scour the internet and arrange several bookings before making your final decision. Even if you think that you find your ideal home on the first viewing, by attending an array of them, the final decision will be made easier. 

     

    To do this effectively, you will need to get into contact with local estate agents. Filled with knowledge about the area you're hoping to buy in, including whether the prospective house is over or underpriced, they can be invaluable in your house hunt. 

    Arrange a Thorough Survey

     

    Although this is a stage that you will do after you've bought a house, it's a critical point to mention as many people forget to do this - resulting in costly modifications down the line. 

     

    Before exchanging contracts with the seller, consider contacting several surveyors and getting quotes for the type of survey you require. A surveyor will go look at the external and internal condition of the house, paying close attention to anything which has to be fixed - incredibly important if you're purchasing an older property which is listed.
