Your carpets work hard every day, but knowing when they've reached the end of their useful life isn't always obvious. Here is Mike Jones, a flooring expert and GM at Simply Underlay, on the signs it's time to start shopping for new flooring.
Visible Wear and Tear
The most obvious indicator is physical damage that can't be hidden or repaired. Look for bald patches where the pile has worn away completely, frayed edges around doorways, or areas where the backing material shows through. These problems only get worse with time and can't be fixed with cleaning.
"What many homeowners don't realise is that visible carpet wear often starts from the bottom up. Poor quality or worn-out underlay fails to provide adequate support, causing carpet fibres to compress and wear prematurely."
Persistent Odours That Won't Budge
If your carpets smell musty, sour, or just generally unpleasant even after professional cleaning, they've likely absorbed years of spills, pet accidents, and everyday life. Odours that penetrate deep into the carpet fibres and padding are nearly impossible to remove completely.
"Persistent odours are often a sign that moisture has penetrated through to the underlay and subfloor. Quality underlay with moisture-resistant properties can prevent this issue, but once odours have set in, replacement is usually the only solution."
Stains That Have Become Permanent
We've all had those moments: red wine at a dinner party, a pet accident, or muddy footprints tracked through the house. When stains resist every cleaning method you've tried and professional cleaners throw in the towel, it's time to accept defeat and start fresh.
Allergy Symptoms That Linger
Old carpets can harbour dust mites, pet dander, pollen, and other allergens deep within their fibres. If family members are experiencing more sneezing, watery eyes, or respiratory issues at home than elsewhere, your flooring might be the culprit.
Matting and Loss of Bounce
Quality carpet should feel springy underfoot and bounce back when pressed down. If your carpet feels flat, crunchy, or permanently compressed in high-traffic areas, the fibres have lost their structure. No amount of vacuuming will restore that fresh, plush feeling.
"The 'bounce' in your carpet comes primarily from the underlay, not the carpet itself. When underlay compresses and loses its structure, even the highest quality carpet will feel flat and uncomfortable. High-traffic areas need denser, more resilient underlay, with the right underlay able to maintain that springy feel for 10-15 years."
Age and Normal Wear Patterns
Most carpets have a lifespan of 5-15 years depending on quality, usage, and maintenance. If yours are approaching or exceeding this range, replacement might be more cost-effective than continued maintenance, especially if you're dealing with multiple issues.
"While carpet lifespan varies, the underlay replacement timeline is often overlooked. Even if your carpet appears fine, underlay typically needs replacing every 8-10 years in moderate traffic areas, and every 5-7 years in high-traffic zones."
After Water Damage
Flooding, leaks, or significant water exposure can spell doom for carpeting. Even if the surface appears dry, moisture trapped underneath can lead to mould growth, rotting of backing materials, and unpleasant smells that never fully disappear.
"Even after the surface appears dry, trapped moisture can lead to mould growth and structural damage to your subfloor."
