It's harder than ever to get onto the properly ladder these days and more and more people are renting rather than buying property. If you're in the same position, don't worry, there are plenty of benefits to renting, including not being hit with potential huge maintenance bills! Also, if you have a property that you can rent out, if you do it right you could make a nice profit.
Because renting is so popular with modern day millenials, there are plenty of lovely places to choose from if you are looking to rent. Landlords will need to keep up with modern times to attract quality tenants too.
Here are some of the things that modern renters are looking for in 2018.
A trustworthy relationship
A decent landlord is a must. If you are renting go through a reputable estate agent or use a landlord that comes with references. If you are a landlord make sure that you also check references and that you are fully insured with the appropriate insurance. you can get good quality and cheaper landlord insurance from HomeLet. Make sure that there are proper contracts in place between you and each party knows what to do if something goes wrong in the property.
Modern decor
Modern renters want clean and modern decor and are prepared to pay a premium for it. Everyone wants to be proud of the home that they live in and it's desirable to have nice floors, a good quality kitchen and a modern bathroom. Some landlords are happy for tenants to put their own touch on a property, with the stipulation that they put it back as they found it when they leave. This is a great compromise.
Pets
Because more and more people are renting long term rather than buying, more and more tenants are looking for a property that will accommodate pets. If you are a landlord and this is something that you can accommodate it will no doubt make your property more desirable. Just make sure that appropriate insurances and deposits are in place in case there is any damage caused by the pets.
Security & Reliability
Just as a landlord will want to be paid their rent on time, a renter will want to know that any maintenance requests will be dealt with promptly and efficiently. Both parties will want to be secure in their contracts too, especially if they are longer term. Regular contact between the landlord and tenant should help both parties feel more secure.

Thanks for sharing this article. You really mentioned some fine points in your. I especially look for Security and Reilabilty. However, I noticed people like eco-friendly homes too.

I think most want a place that is already decorated in a modern fashion. It makes it easier to just move in instead of spending more on top to decorate.

I haven't rented in quite a few years but I think these would all be important things for me, especially because so many rentals don't let you have pets x

I have to admit that I really disliked renting as I ended up having to move every couple of years, my daughter is now in the process of buying her first home after a few years of renting

Having a good landlord is so important as there aren’t some real shady people out there.

I definitely agree that a trustworthy relationship is a must, you hear so many horror stories about rogue landlords!

A trustworthy relationship is so important; we need the reliability that we're not going to get booted out at short notice too!

We've just rented our place while we try out a new area and we kept being asked about pets, it seems much more important these days to include that.
Our Little Organic Life
I remember how hard it was to find a landlord who would take a dog - my last landlord before we bought was fantastic though.
Five Little Doves
I haven't rented since my late teens but I think now I would really be looking for a long term let to prevent any upheaval any time soon!

There are so many pitfalls that you can land into when renting, I think the biggest thing is making sure the are reputable, actually own/have the right to rent the property and are not illegally subletting etc. It is a bit of a minefield

Safety, I think, should be everyone's priority especially when it comes to renting a place. These are all factors that most of the younger generation look for, I definitely agree.

Your blog post is spot on! We don't rent at the moment, but if we did, these would be the things we would be looking for in a rental property. Your post is well researched!

I couldn't imagine having to rent, I wouldn't even know where to start. Your post was quite eye opening and exactly what I would be looking for if I was to rent x

I've got a lovely landlady. She knows I'm self employed so as long as the majority of the rent is paid on time, she's happy for me to pay her as and when I'm paid. She's a real diamond 🙂

This is so very true! I find it hard finding a place that accepts pets, hopefully it will become more and more popular as pet proofed properties probably will be a thing everyone will start doing!
Great post 🙂

I can't stress out how important these tips are. The landlord part comes from experience and there's no better way than to ask the tenants about him/her. Security isn't all about the gates and locks as well, the whole neighborhood is taken into account. Good post!

I think that so true about modern and simple decor that really sells a property! x
